The property lies at 10km from Orvieto, the Bolsena lake and it's charming villages and Civita di Bagnoregio. Beside there are many nice villages to visit in the surroundings and it lies in a en excellent positioned to visit Umbria, southern Tuscany, Rome and northern Lazio. Siena and Rome are both at 1h30 driving and the sand beaches of Tarquinia are at 1 hour driving (the well known area of Argentario is at 1h20 driving). The highway and trainstation of Orvieto are at 10 minutes driving. The whole property is for private use of the tenant (house, garden and pool are not shared with any other person). So it is a perfect place for those searching a relaxing place for their holidays. It's suitable for up to 4/5 persons (4 adults, 1 child, 1 baby) and has an own garden (completely fenced with entrance gate) with a 8 by 4 meter swimming pool (depth 1,5 meter). The pool area is completely fenced and there is a gate to access it, useful for families with young children or babies. Between the pool and the house there is a gazebo with table and chairs for eating outdoor (view on the pool area), there is also a barbecue nearby to cook. On the other side of the house the there is a covered terrace (can also be used as covered parking area for one car). On the ground floor there are a kitchen, dining/living area, bathroom and a small single bedroom (we suggest for a child). On the first floor 2 bedrooms, one with double bed the other with two single beds. On requests also baby cot available. Both bedrooms have air conditioning. Wi-fi internet connection free of charge available. All the most common household appliances are available (fridge, oven, dishwasher, washing machine, coffee/cappuccino maker, stereo/CD player, DVD player, TV and Sat-TV,...). The property lies around 10 kms from the well known city of Orvieto and 10 Kms from the lake of Bolsena. The trainstation of Orvieto Scalo is 12 Kms far away. If you want to visit Rome and Florence, the trip is of around 1h30. The nearest shops (supermarket and some other) are in village of Torre San Severo (2 kms from the property). More shops and supermarkets are available in Porano and Bolsena (both at 10 kms). There is a big supermarket close to the highway exit at Orvieto, this is open all the days (also on Sunday) until 20h. Nearest restaurants: Il bosco del pesce 1 km far away from the property, Il conte at 2,5 km, Fuorimano at 3,5 km. Other restaurants we advice: Il boccone del prete (close to Porano, very characteristic in a cave), Il corsica and La Palomba in the historic center of the city of Orvieto. Nearest golf courses: Acquapendente Golf Club at 15 Kms, the Golf Club Nazionale Resort is 70 Kms far away.

Summary: The house is perfect. We loved the whole place; cooked several meals, went swimming and did laundry. We (four 70 year olds) enjoyed spending a week here, traveling to Orvieto a few days, Todi and a few other sights. Very responsIve hosts and a great week in Umbria!

Summary: We had a great stay is this beautiful house. It is the perfect location to enjoy Orvieto, Bolsena Lake (Both 15 minutes) and within 75 minutes you are in Rome. The house has different levels outside and with a baby that crawls, it sometimes was a challenge. But the garden was so pretty and colouful. Everything was perfect and clean. Andrea checkt if everything was ok regularly and even brought a microwave. So friendly. Ik really recommend this house.

Summary: The house is located in a quiet and beautiful place in the countryside, at close distance from Orvieto city and Bolsena lake. It is convenient to visit various sites, including the beautiful cascade, Assisi, Perugia, and of course the lake and Orvieto. We found the house was very clean, and the garden is nice with many flowers. The pool location is very pleasant and Guido and Andrea are making sure the water stays clear during the week. The external dining area is fantastic, with always a bit of fresh wind and shadow from the plantations so you can use it at any hours. The communication with Guido and Andrea is always good and they were very reactive to answer our questions. Thank you! Just to mention a minor point (to us at least) : the description may need an update, as there is no microwave and the third bedroom is more a cabinet than an actual room. I recommand this house if you wish to experience dolce vitæ, with one special mention to the lake and Bolsena village where the sunset is so nice and you can experience good drink and food at reasonable price.

Summary: It has been a wonderful stay at this location. The combination of the house, garden, pergola and swimming pool made it a fantastic vacation for us and our two young kids (4 and 1 yr old). Next to the house, the area of Umbria offers a lot of nice visits (lakes and villages). Communication up front (Guido) and during our stay (Andrea) was excellent, helpful and always without delay. I can truly recommend this location, we had a very nice vacation

Summary: Villa is well maintained and equipped (air conditioning, Wi-fi, dishwasher, washing machine...etc). Location is quiet and relaxing (all for our sole use). Great place for families with young children (the fenced pool area was very useful for us). Owners are very helpful. Pool is excellent. The villa is 10 minutes drive from the lake and the city of Orvieto (15 minutes from the highway). I would whole-heartedly recommend this property and hope to return soon.

Summary: Apologies I've written a lot more than I initially intended.. This is a lovely villa which has been tastefully decorated in a traditional style. We stayed here with our 3 children aged 3, 4 and 13 and they really enjoyed the lovely outdoor space and pool which is fully fenced. The property is very peaceful and situated between Orvieto and Bolsena (a car is essential). It was lovely waking up here and felt very safe and secure. The outdoor space is lovely especially the dining area which is raised with some nice views. The kids also loves the chair swing and the hammock. Very relaxing, especially at night when stargazing! Lake Bolsena is lovely and definitely worth a visit however Bolsena itself was quiet (late August), if you're looking for something livlier we'd recommend visiting the other side of the lake where you will find Capodimonte (40 mins) - a lovely area with lake side cafes and both boat and bike hire. Montefiascone is also a lively area with various bars and restaurants. Orvieto really is beautiful, a real hidden gem and with it not being as busy as Rome, Florence etc you can really enjoy it at your own pace. Best local bar is Bar Obelix in the small village of Tamburino on the way to Orvieto, this is a bustling Italian local with great service and atmosphere, and great simple food (pizza, light bites, paninis etc). The five of us had drinks, pizzas, desserts, sides, snacks and cocktails for around €45. We also visited the Ristorante Girarrosto with a great view overlooking Orvieto but to be honest we paid 3 times more and didn't enjoy it half as much. On one of our days out we drove to Rome (1hr 15) and took the metro from Rebibbia station which got us to the colosseum in around 15 minutes. Parking at the station costs €1 for up to 12 hours and we found the metro system straightforward to use and good value. Just a few points about the villa that would have made a great place excellent: The wifi is hosted from the owners house across the road and due to the house being sunken is intermittent in the property and only slightly better outside, we weren't able to stream. The pool is in the sun 12 - 5pm and struggles to get warm during this time. The air conditioning units are upstairs in the two bedrooms. There was only one UK TV channel, BBC world news. There wasn't a great deal of information on the local area or attractions so it's essential you do your research before you get there. All in all the location of the villa is in a lovely part

Summary: Lovely traditional house in the countryside. You need a car but the surrounding area has much to offer. We visited Assisi and Orvieto among others. We also took the train to Rome for a long day sightseeing but it was just about doable and quite a few more tourists were doing the same journey. The outdoor space makes this property worth it- a lovely pool cleaned 3 times a week and outside eating area plus lawn. It is also well fenced for younger children. Our teenagers loved the pool. Andrea the owner lives near by and is most helpful. With the help of google translate we communicated very well! He is always on hand- he sorted a problem with the wifi very promptly- but very much leaves you to enjoy your holiday. For those with technology reliant teenagers, beware that the wifi Is slow but perfectly adequate.
